This website and the guide provide general information about buying property in Portugal. They are not legal, tax, financial, immigration, or investment advice, and they don't create a client relationship.

Property rules, taxes (such as IMT, Stamp Duty, and IMI), residency programmes, and costs change over time and depend on your personal circumstances. Always confirm your situation with a qualified Portuguese lawyer, accountant, or licensed broker before making any decision or payment.

2. No guarantees

The information is provided as it is. Care is taken to keep it accurate and current, but no guarantee is made that it is complete, error-free or up to date, and any reliance you place on it is at your own risk. Natalie Gutman is not liable for loss arising from use of this site, the guide or the calculators, except where the law does not allow that liability to be excluded, including for intent or gross negligence and for harm to life, body or health. The site may sometimes be unavailable or changed without notice.

Property mediation services in Portugal are provided through eXp Realty, a licensed real estate brokerage (AMI 18470). Any property service is subject to a separate written mediation contract, as Portuguese law requires; nothing on this website is a binding offer.

Listing details, measurements, plans and availability are indicative and given in good faith from the information available, and may change or be withdrawn at any time. Photographs and films show the property as it was when they were made. Please verify anything that matters to your decision before you commit.

4. Intellectual property

The text and design of this site and the guide belong to Natalie Gutman. Photographs, films, floor plans and maps belong to Natalie Gutman or to their owners (such as photographers, developers and property owners) and are used here with permission. You may read the site and share links to it. You may not copy, republish, sell or systematically collect its content, including listings and photographs, by hand or with automated tools, without written permission.

5. Using the site properly

Please do not misuse the site: for example, do not send false or someone else’s details through the forms, try to break into or overload the site, or use it for anything unlawful. Pages shared by private link are meant for the person they were sent to; please do not pass them on without asking.

These terms are governed by the laws of Portugal, and disputes go to the competent Portuguese courts. If you are a consumer living in another country, you keep the protection of the mandatory consumer laws of that country and may also bring a claim in its courts.

For a consumer dispute about property mediation services you can also use an alternative dispute resolution entity, such as the consumer arbitration centres listed at www.consumidor.gov.pt.
