Buying in Portugal, answered.
Can foreigners buy property in Portugal?
Yes, and on the same terms as locals. Portugal puts no restrictions on foreign ownership, EU citizen or not. You'll need two practical things: a Portuguese tax number (NIF) and a local bank account. I help clients line both up early, so nothing stalls near the finish.
Do I need to be in Portugal to buy a property there?
No. Plenty of my clients buy before they've moved a single box. With a power of attorney I can handle the signing on your behalf, and I arrange viewings and due diligence around your travel, or walk you through them on video when you can't fly in.
What is Portugal's Golden Triangle?
It's the stretch of coast and hills just west of Lisbon, Lisbon, Cascais and Sintra. It's where I live and work, and it draws international buyers for the same reasons I stayed: an English-speaking community, good schools, a mild climate, and property that holds its value.
Can I still get a Golden Visa by buying property in Portugal?
No, that route closed in 2023, despite what some out-of-date articles still claim. Buying residential property no longer qualifies you for the Golden Visa. Other residency paths are still open, though, and I break down the current options, and the common traps, in the free guide.
What does it cost to buy property in Portugal?
Beyond the price itself, budget roughly 6-8% for taxes and fees, IMT transfer tax (on a sliding scale), Stamp Duty, and notary and land-registry costs, plus annual IMI once you own. I give every client the full number up front, so closing day holds no surprises.
Why use a buyer's agent instead of contacting listing agents directly?
Because the listing agent works for the seller, not for you. As your buyer's agent, I'm only ever on your side of the table: finding the right places, catching problems in the paperwork, and negotiating hard on price. For a buyer new to Portugal, that's the difference between hoping and knowing.
